Access Statement for York House Holiday Apartments

Introduction

York House is a large detached property on the corner of Clifton Drive South and York Road. It was originally built as a school in 1899. The main building holds nine apartments. There are three further ground floor apartments built in 1976 at the side of the main house, with our residential home above these apartments.

Pre-Arrival

*We have a illustrated coloured brochure, an advert in the Lytham St Annes Guide and a website.
*Bookings/Enquiries can be made by phone, letter or email.
*The nearest bus stop is just across the road, going to St Annes Square, Lytham, Blackpool Preston and the countryside.
*St Annes railway station is about half a mile, with accessible taxis at the station.
*The local shops, including a newsagent, butchers, bakers, hairdressers, laundrette, a late shop and a chemist who will deliver oxygen or other medical supplies are all a three minute walk away.
*The Seafront and Promenade are a five minute walk. The Leisure Facilities and Indoor Swimming pool a ten minute walk. St Annes Library with email facilities a five minute walk and St Annes Square is a 15 minute walk away.

Arrival & Car Parking Facilities

*We have a good sized car park within the grounds with parking for at least 12 cars. There is also on street parking available on York Road.
*We reside on the premises so we are available to greet all our guests in person. We personally show our guests into their apartment, explain all aspects of the apartment and answer any questions regarding shopping, transport, restaurants, leisure facilities etc. We are available to help our guests or answer any queries or problems that occur during their stay.
*The front entrance is through the garden gate which is 107cms wide (hinged on the right) along a path 107cms wide and 2135cms long with a slight incline. 2 steps up to the front door, both steps are 365cms wide 13cms high the first step is 69cms deep and the second step is 105cms deep.
*The side entrance is directly off the car park. 3 steps 55cms wide, 45cms deep, 15cms high followed by a platform 55cms wide, 220cms deep, there is then a further 6 steps 55cms wide, 45cms deep and 15cms high. There is a hand rail on the left. A further platform 290cms deep and 55cms wide leads to the side entrance door.

Entrances & Reception

*The front entrance has 1 step 107cms wide 30cms deep 10cms high. The entrance door is 100cms wide 214cms high, hinged on the right.
*The car park entrance door is 82cms wide 198cms high and is hinged on the right. There is 1 step 87cms wide 20cms deep and 10cms high
*The reception area is 366cms by 335cms. There is a reception desk and chair, it has a wooden floor. The front staircase leads off the reception area to the first floor.

Public Areas Hallways and Staircases

*Main hallway with a wooden floor, 335cms long 115cms wide to a wooden framed fire door with safety glass 203cm high 84cms wide leads to the back hallway.
*There is a phone booth on the right for clients use 97cms by 107cms
*The back hallway which is carpeted, is 790cms long and 102cms wide at the narrowest part. The back staircase leads off the back hallway up to the first floor then continues up to the second floor.
*The back staircase which is carpeted, has a total of 19 steps to the first floor, each step is 97cms wide, 30cms deep and 15cms high. Hand rail on the right and a hand rail on the left for the first 7 steps.
*The back hallway on the first floor is 320cms long and 132cms wide and is carpeted.
*The back staircase from the first floor to the second floor has 17 steps which are carpeted. The steps are 170cms wide, 30cms deep and 15cms high. There are 11 steps before a platform 104cms by 97cms then there are a further 6 steps to the second floor. Hand rail on the right and on the left for the first 7 steps.
*Second floor hallway is an L shape which is carpeted, 335cms long by 112cms wide then 198cms long by 112cms wide. The is a wooden framed fire door with safety glass on the left between the hallways.
*Front staircase has a total of 19 steps the narrowest steps being 95cms wide 30cms deep and 15cms high. There are 13 steps before a platform 200cms by 92cms then a further 7 steps to the first floor. There is a hand rail on the left, these stairs are carpeted.
*Front hallway on the first floor which is carpeted, 320cms long and 132cms wide.
*There is a wooden framed fire door with safety glass between the front and back hallways on the first floor.
*Emergency only staircase from the first floor to the second floor. 15 steps 77cms wide 20cms deep 20cms high. 10 steps before a platform 72cms by 82cms the a further 5 steps to the second floor. Hand rail on the right and on the left for the first 10 steps.

Apartments

*The following applies to all the apartments.

*All internal doors are a standard size 198cms high and 76cms wide, except the bathroom doors which are a standard size for a bathroom 198cms high and 69cms wide. This unfortunately means that the bathrooms are not accessible in a wheelchair. All light switches are at the standard height of 134cms from the floor therefore accessible when sitting or standing.

*All kitchens have a full sized cooker, microwave and fridge freezer except No 4 and No 12 which have a fridge. All kitchen utensils, crockery and cutlery are supplied. All have fitted kitchen units which are a standard size and work surfaces are 90cms high. The floor covering in the kitchens are either wooden or vinyl.

*All the bathrooms have a standard size bath which is 50cms high, with a shower over the bath except No 1 flat which has a shower cubicle. The floor coverings in the bathrooms are vinyl except No 1 which is carpeted.

*All the bedrooms have fitted carpets, single beds are 3 foot wide and double beds are 4 foot 6 inches wide, there are no wallbeds, bunk beds or bed settee’s all double beds are accessible at both sides. There are fitted wardrobes and dressing table units in each apartment. The bed linen is poly cotton and good quality duvets and pillows. Extra pillows or bedding are available on request.

*All lounge areas have fitted carpets, three piece suites, except the smaller apartments for 2 persons which have two armchairs, all have dining table and chairs. Each apartment has a digital television and DVD player.

*A fire alarm system is installed which is tested each week. We have fire extinguishers in all hallways. A fire blanket is provided in each kitchen. Smoke alarms are fitted in each apartment with two alarms in the larger apartments and the batteries are tested regularly. All furniture, beds, bedding and soft furnishing conform to fire regulations.

Facilities

*York House has a very large garden with two lawns, garden furniture is supplied, there is also a barbecue available for guests use.

*We have a laundry service available on request on weekdays. There are washing lines, iron and ironing boards available.

*We operate a re-cycling policy as required by the council, the various bins are at the rear of the premises. Access to the rear of the property is by way of the side entrance door down 5 narrow steps, 65cms wide 45cms deep 15cms high there is a hand rail on the left, then a narrow passage on the flat 200cms long and 65cms wide. The flat area at the rear is 840cms by 370cms where the washing lines are and the dustbins are kept.

*Sorry we do not allow any pets.

*We request that clients refrain from smoking in the apartments. It is against the law to smoke in any of the public hallways and staircases.
